There were 10 homes sold in January this year at a median price of $205,000 compared to 12 homes sold at a median price of $176,490 in January 2009. This indicates a 16.67% decreased in the year over year home sales. Year over year home prices increased by 13.91%.
Homes sold in January last year had an original list price of $196,495 while in January this year all sold homes had an original list price of $208,500. All the homes sold in January this year were sold for 98% of their original list price.
There have been 165 homes currently for sale in the market of North Salt Lake, 18 of these are under contract homes.
Overall, the real estate market of North Salt Lake was quite slow in January this year. The coming months of 2010 can possibly have strong sales with a little help from first time home buyers who are pursuing tax credits and the continuing low interest rates.

If we are going to compare this to January 2009 numbers of 40 sold homes at a median sold price of $176,362.50, we can see an increased in home sales of 4.76%. As to the sales price, there was an improvement from 5.58% decreased in December 2009 to an increased of 14.70% in January this year. The original list price of all the homes sold in January this year of $217,450 was higher than the list price of all the homes sold in the same month last year of $199,450.
The low interest rates and first time home buyer tax credit perhaps continue to contribute significant increase in the sales of Layton Homes. As of today, the total number of properties for sale in the real estate market of Layton is 410 with 52 homes considered under contract from the previous active listings of 404 with 33 homes under contract.
