The market of Real Estate North Salt Lake Utah experienced a decrease in sales by 58.62 percent from 29 total residential homes sold in June 2009 down to a total of 12 residential homes sold in June this year.

Last June 2009, residential homes original list price was $204,000 and median sold price was at $289,950. In June this year, original list price of residential homes was at $289,950 and median sold price was $243,500. Thus prices of homes increase by 20.82% year over year. During June this year, residential homes were sold for 84 percent of their original list price.

The average residential home sold in June this year includes three bedrooms and three baths. Median square feet size of these homes was 2,381. Each square foot of these residential homes sold cost $102.48.
Number of current North Salt Lake Houses for Sale listings in the market decrease from 181 with 7 under contract homes last month down to 171 listings with 12 under contract homes.

April 2010 finished out with a slight increase in sales and prices of homes. Home Sales of residential properties in Real Estate North Salt Lake Utah increased 3.57 percent from a total of 27 homes sold in April 2009 to 28 total homes sold in April this year.

As to the sales price, it was up 7.23 percent from a median sold price of $208,000 in April last year to $224,200 median sold price in April this year. The original list price of all the homes sold in April of 2009 was $219,990 while in April this year, homes sold original list price was at $229,500. The percent difference between the sold price and the original list price of all the homes sold during April this year was 98%.

Homes sold in April this year had four bedrooms and three baths. Median square feet size of these homes was 1,910. The median dollar per square foot price of these homes was $116.88.
At present, total active listings in the market of North Salt Lake were 165. Out of these 165 listings, 22 homes are under contract.

March 2010 North Salt Lake Utah real estate statistics show a continued dramatic decrease in home sales compared with March of 2009.
With a 7.14 percent decrease, the number of home sales in March this year was down from a year ago. Total homes sold in March 2009 were 14 whereas in March this year, total homes sold were 13.
North Salt Lake sales price were up 37.43 percent from a median sold price of $219,000 in March last year to $350,000 median sold price in March this year. Original list price of all the homes sold in March last year was $227,400 and in March this year, homes sold original list price was $374,900. The percent difference between the original list price and the median sold price of all homes sold in March 2010 was 93%.
There are 162 active listings on the market of North Salt Lake today. Last month total active listings were 151. Total under contract homes was 25 from 26 last month.

The following are the monthly statistics update of North Salt Lake Utah real estate market. These were gathered from the WFRMLS of North Salt Lake city.
Only 9 properties were sold in February this year for North Salt Lake real estate compared to February of 2009 with 20 total homes sold. As a result, year over year home sales decreased hugely by 55 percent.
During February this year, the median days on the market for under contract homes was 87, a bit longer than in January with 75 median days.

Median dollar price per square foot decrease from $111.49 in January 2010 to $104.31 in February. The median size of the homes went sold in February this year was 2,367 per square feet.
As of today, there are 151 active homes on the market of North Salt Lake, 26 of these are homes under contract.
Overall, the real estate market of North Salt Lake is experiencing its third consecutive month of decreased in sales since December of 2009 despite the continuous home buyer tax credit incentive which is set to expire in April of 2010.
